750sq ft? ew

I'm getting evicted from my apartment this august for get this..TOO MANY PETS. i pay them 50 bucks extra a month plus gave them an extra 270$ additional pet deposit, but because i have more than one pet out i go.

So anyways, everything happens for a reason and works out in the end right?! We are getting involved with a friends mom who purchases foreclosed homes and fixes them up. She's agreed to buy a home for us, give us the money to fix it, and then sell it too us. In exchange we do all the work/labor and build sweat equity. Its a good deal all around.

cept she pushing for us to get this 750 sqft home to remodel. She says we should start out small and then get a new house in a few years thats bigger. I dont want a home 100 ft bigger than my apartment.

am i being too picky? should i just grin and bear it for a few years until we can obtain a mortgage and can sell it ourselves? The other two houses we wanted to get into are already are pending. I have a about 30 days so its not alot of time. and she is doing us a HUGE favor

She is right, start small. Do not get in over your head with something that big. You will be able to turn around and sell it in a couple 4-5 years with a profit that will allow you to buy BIG. You're young still, but investing now is a good idea, so is starting small.

Example, a friend of mine bought a 750 sq ft home for 69k, turned around and made a 10k profit, on TOP of realtor fees when she sold it a couple years later. They bought a bigger home and had a baby girl.

It's smart, start small.

yeah, start small and work up.. that way, once you've fixed the place up, you'll be aching to move on to something bigger and better.

it's incentive and smart business, all rolled into one.

I dunno...they're right but still I feel your pain. I lived in an apartment that was 650 square feet and if someone told me to buy a house that small or almost as small I'd tell them where to shove it. 650 if it's not right downtown to make it worthwhile is like living on top of eachother with nowhere good to go. It's fine when you're single but it blows when you're married. It's like "Damn! Didn't I just see you in the kitchen? What, are you following me??" Anu will tell you, my apartment sucked ass. I didn't have room for a desk, my computer had to sit on my dining room table. My husband's computer sat for much of the time next to the couch. It was constantly a mess in part because there was no place to put anything, and in part cause I just didn't care what it looked like. I never hung a single picture in that place. I hated it so much I'd go out as much as I could just to not be in it. In comparison I've gotta say damn I love my 1400 sq ft little house and rarely see need to leave it. When we first moved in my husband commented that it felt like we had a whole second apartment downstairs. We never have to search for parking spaces. We can have parties and be as loud as we want to. We never hear the neighbor's running up and down the hall, or the baby next door bawling. Mortgage payments are a bitch and a heavy responsibility but I'd rather cut off my arm then live in one of those dinky apartments again.

The only exception is if it's right downtown in a major cosmopolitan. Then you have places to go and people to see.

Well it seems as though you're getting a good deal here. I wouldn't worry about the space that much. Its bigger then what you live in now. It will be yours, not throwing money away to an apartment complex. Equity 4TW. Fix it up, in a couple years move, make a profit, get a bigger house. Nothing wrong with that. :)

LOL, no 4 kids yet =( not even one! but i do have 2 dogs and 3 cats ^.^

in the past 3 days we've looked at 21 houses. I'm about to throw in the towel!


I live outside of detroit and even the people IN the city dont want to be there, its a trash hole!

We talked to the lady again today and she said shes definatly buying it for repair, and if we find something else that we cant get into until later then we can stay there, or we can just choose it. I guess i will wait and see what these last 2 houses come back from the realtor as. We've been waitin on them.

GL with it... right now we're violating all the pet rules in our condo... we rent it from the owner fortunately, and not from the condo association, which allows us a teeny bit more leeway. The general rule for us is one dog or two cats... we have one dog AND two cats. We lied to the landlady and told her we have just one dog and a cat since the cats are almost identical avd VERY shy of strangers, so she'll never know, but we did pay her $200 each for the dog and cat.

I also would prefer a small house or a townhouse, and ownership of it so no one can tell me I need to ditch my little furballs... but I agree with everyone here. Go small and affordable, and bide your time. In a few years you'll profit and move onto bigger, prettier things. And it's great you have a friend in the business to help you.

And big thumbs up for not just ditching your pets! I see that far too often as I work with animals... so happy to know that there ARE folks out there who don't consider their pets something to be given away if things get rough...

Where at near Detroit? Novi here and you are right everyone hates the city, smoke comes outta the sewers, freaked me out when I moved here from Cali.

I'm mostly in agreement with everyone else, but do check into what the market is like for that type of house in the area. It will make a difference in how easy it will be to sell off later on.

If you do settle, do like Ryala said and make damn sure there is a strong market for that type of house so when you go to sell you're not stuck. I don't know the area, but standard things to go by are are the schools in the area good? and location-location-location.. If you're dealing with a realtor talk to them about the sales trends for the last few years in that area to see how long it will take you to build up enough equity to sell, then decide if you can stand the place that long. Sometimes you can find that information online as well.. Remember, owning a house costs more so do not overextend yourself (experience talking =/ )

well the condition that the house is in now, its 30k under market value. So thats decent. I mean it does have a yard and thats better than what i have now!

And i'd rather be booted out than get rid of my babies! They are like family! i couldnt even take them to my moms house for the next 4 months because theyd be upset! heheh


I live in clinton township now crickett! it's prolly 45-hour away from Novi. I work in Troy and wanted to move closer but there really isnt much out there that isnt too ghetto.
